Land Use/Variance Forms & Maps

Land use approvals include variances from the zoning code, conditional use permits, and subdivisions. If you are considering applying for land use approval, call the Planning Department at 651-429-8534 to set up a time to meet with the planner. The application and submittal requirements can be found here and a handout detailing the process can be found here

Plan to set up an appointment at least one week before the submission deadline to discuss your project and submission requirements. More time may be needed for more complicated projects, so plan accordingly.

The interactive zoning map is for your convenience.  This zoning map is updated as often as possible.  However, for official zoning information please contact the Planning Department.

If your project abuts a public waterbody, please contact the Minnesota Department of Natural Resources (DNR). The area hydrologist, Dan Scollan, can be reached at 651-259-5754 or Daniel.Scollan@state.mn.us.

If your project abuts a state or county roadway right of way, shown on the roadway jurisdiction map, contact the appropriate jurisdiction, as their approval will be needed.

White Bear Lake has four watershed districts. Contact the watershed district your project is in to determine their requirements. See the Watershed District Map for boundaries and contact information.
